PCS Cleaning Guide for USFK Families in Korea

Moving out of military housing in Korea is stressful. This guide covers everything you need to know — from inspection standards at Camp Humphreys and Osan Air Base to getting your deposit back from Korean landlords.

Korean housing standards are strict

Military housing inspections and Korean landlord move-out inspections both have detailed checklists. Items missed result in charges or deposit deductions. Professional cleaning reduces this risk significantly.

Frequently Asked Questions

How far in advance should I book?
Book 10–14 days before your move-out date. PCS windows are busy and last-minute slots fill fast, especially in spring (April–June) and fall (October–November) rotation seasons.
What happens if I fail the inspection?
You will receive a discrepancy list and a reinspection date — usually 48–72 hours later. We offer a free touch-up return if we cleaned the property and something was missed. We come back at no charge.
Do I need to be present during cleaning?
No. Many families are already at a hotel or temporary lodging. You can hand us the key and we will send you before-and-after photos when the job is done.
Does carpet need professional cleaning?
On-post housing requires professional carpet cleaning documentation. Off-post landlords vary — we can advise based on your specific property.
Can you clean and be ready the same day as my inspection?
We can, but it adds risk if an issue is found. We recommend cleaning 1–2 days before inspection so there is time for a touch-up if needed.
